Nedlands Rezoning: The market will decide

At UYB, we field enquiries constantly for customers looking at various projects around the metropolitan area and how best to subdivide and develop them

One of the more recent hot spots that is continuing to attract attention from developers and property owners is Nedlands

It seems the recent rezoning has polarised the community and sparked further debate about infill development generally

 It’s not hard to see why locals are up in arms. As you drive through the suburb you are greeted with tree lined streets and some beautiful old character homes that are set well back on generous size blocks, with well-kept lawns and gardens

So, on one side of the fence sit these magnificent homes on big blocks that have the potential to be subdivided and on the other side sit the property developers looking to get their hands on it and turn it into multiple apartments, units or townhouses

And somewhere in this debate will sit the end consumer, who will eventually buy the developed product - and this is where the argument will be settled

The market will always have the last say regardless of what we think, the locals think or the government thinks

The reality is that these projects will simply not get out of the ground if there are no buyers for the developed units and progress will simply stop - for a while at least

In the meantime, some local residents may end up living next to a group of townhouses or a small apartment block

Other locals may decide to cash-in and will be the ones selling their big blocks, downsizing and moving into those apartments and units in the neighbourhood they love…

Only time will tell … the market will decide!
